Pre-Approval

Of the many steps to owning your home, probably the most important, next to finding your dream home, is the financing process. Getting pre-approved lets both the lender and you know exactly what you can comfortably afford.  

Getting pre-approved requires that a lender verify your financial information, and it serves as their commitment to lend a specified amount based on that information. It will give you a number of advantages:

  • When you do find a property, sellers will take your offer more seriously given that you have a lender that has committed to backing your offer.
  • It does give the assurance that you're looking at homes you can confidently afford to finance. Your efforts will be focused on properties that match your financing abilities.
  • You'll have an edge over other buyers who aren't pre-approved. In situations where there are multiple offers on a property, this can be the difference between having your offer accepted or losing the property to another buyer.

The Closing


The closing is the final step in the sale, purchase or refinance of the property. Ownership of the property is transferred, title insurance is issued and coverage begins.

Those present at the closing may include the buyer, the seller, the lender, real estate agents representing either party, and the closing agent.

The title company conducts the closing according to the instructions of the lender, the terms of the contract between the buyer and seller, and the requirements of state and federal laws.

What is a HUD-I Settlement Statement?

The HUD-I Settlement Statement is the document prepared by the title company at closing which shows where all of the money in the transaction is coming from and going to. It gives a 'financial picture' of the closing transaction. At closing, the title company is responsible for preparing the HUD-I Settlement Statement in accordance with the contract, lender's instructions, market practice and state and federal laws.
